The total surface area of the land in question is 3,516,974.03 square metres with a beach area of 1,313 meters in length.
It is located to the east of the Dominican Republic, very close to Punta Cana airport in the La Altagracia province where you can also find well known tourist resorts such as Punta Cana and Bavaro. The coordinates are shown in Map below.
The estate is owned by a Spanish company. Crucially, since November 2015 there has only been one title in favour of the landowner (Spanish Business Group), which settles any possible related legal dispute.
This land is intended to be used for the development of a tourism and commercialization project which would include numerous hotels, holiday homes, a golf course, casino and shopping centre. The master plan has already been finalized, as well as all the licenses necessary for the immediate commencement of the project: Approval from the Tourism Secretary, authorizing change in land use (25 rooms per hectare) –
The new road runs from the Bávaro carriageway to Sabana del Mar. Said road is a four lane motorway (Los Corales) until it reaches Macao, 12kms away from the property. At Macao it reduces to a 12 meter wide two lane road. The property stands at about 57 kms and 45m from the airport. The road was opened in July 2014.
The road runs through the southern-most point of the estate, dividing it into two and leaving seven hectares to its south, as we could see at the Annex V. This cut of the land takes place between 34.0 and 34.8 kms, meaning that 800m of road is contained within the property. This enables two possible access routes, one for workers and the other for clients.
This piece of land is regularly shaped in rectangular form with a 1.3km sea front stretch with dense, natural palm groves, and light ochre coloured medium-sized sand grain beaches, covering a total area of 3,516,974.03 square metres. The land has access to the current road, which will connect with the extension of the Los Corales motorway. The soil is solid (there is a total absence of mangroves and they are highly protected by the Dominican Republic’s Environment Ministry, with strict limitations placed on their utilization and development) and a small lagoon can be found in the furthest lying part of the land. Coastal vegetation consists mainly of coconut groves, the rest being medium and low lying sub-tropical shrubbery.
Key Characteristics of the Land
The area of land currently lacks facilities, although: studies into water provision through wells dotted around the property have already been finished. For Environmental Secretary to grant a permit, the existence of water in the estate or the supply of water is an absolute prerequisite. Preliminary studies have been carried out regarding the generation of electricity in which options include connecting to an already existing network 2 km away from the estate, or coming up with a self-generation system.
The property development in accordance with the Secretary of Tourism’s approval for a development allowing up to 25 rooms per hectare, includes the following distribution and capabilities: o 3 hotels with a signature golf course at the rear of each property. Each hospitality plot has an approximate surface measuring 250.000m2. o 800 plots of 1,000 square meters and another 10 beach front view plots of 3,000 square meters each, for the development of holiday houses, apartments and plots to be developed. The golf course has been designed by Arnold Palmer. A casino and common use shopping area for hotel and properties. In addition, the land must be provided with appropriate services, access roads and areas of common use.
